Thinking of selling in spring? Here’s what you need to do now….

With interest rates so low now is a great time to think about that move you have been planning – so getting your home ready for a spring marketing campaign starts……now!

If it has been a while since you have played in the property market, there a few things you might need to consider. The low interest rates means that buyers are becoming more demanding, and far savvier about the real estate market. So presenting your property at its optimum for a successful sale is key.

On the flip side, buyers know that these record low interest rates can’t last forever, so finding the right property at the right time is also high on their list of priorities.

If you are planning to sell your home in spring, here are some things you should add to your action plan:

Do you sell first or buy first?

This is a question most people ask themselves when they embark on this journey.

Generally we would say it is smarter to sell before you buy. Whilst it can put pressure on in terms of finding your next dream home, there are options such as short term renting that can help out here. The benefit is that you know exactly what you have to spend, don’t have the pressure of carrying two mortgages for a period of time, and have some bargaining power.

Fix what’s broken

We highly recommend that you have your home inspected by one of our agents well before you are planning to list. An agent can help you identify the things about your property that may be a deterrent to potential buyers and allow you time to invest a little time and money and have them fixed.

A small investment in fixing leaking taps, repainting scuffed and flaky paint, and redoing the garden can make an enormous impact on the final sale result.


Whilst you love all the things in your home, potential buyers don’t necessarily share the love. Taking an honest and hard look at each and every room and deciding what you can start to pack away helps immensely when it comes time to present your home for sale.

Clean rooms with plenty of space not only give the appearance of bigger rooms, but also allows potential buyers to imagine their own furnishings in the spaces. The two main spaces to consider are the entrance – first impressions always count – and the bathrooms, right down to fluffy towels.

These days there are also many people who will come in and professionally ‘dress’ your home for sale. This may also be worth considering as a small investment to increase the end sales result.

Give yourself a deadline

It is fair to say that homes sell faster in spring and summer, so you are going to have to give yourself a deadline! Families looking to purchase in spring will want to be well settled in their new home before Christmas, so be prepared to do some hard work now so that you can take full advantage of the spring selling season.
